Between your exam pass and your registration number sit two years of supervised experience, a Work Diary, a Log Book, two Practical Tasks in quadruplicate and a Professional Interview. Dr. TPC runs half-day sessions that take valuers, estate agents and property managers through it one stage at a time.

What it is

One gate, three registers

The TPC is the Board's principal means of ensuring that only those competent to practise are registered. Each register has its own rulebook, its own forms and its own traps — but all three share the same six-part spine.

The 1996 rulebook. No Log Book, three compulsory experience areas, and the harshest Work Diary rule of the three.

Six things stand between you and registration

Every stream asks for the same six. Only the thresholds move.

One

Supervised experience

Two continuous years under a registered supervisor, reduced to one in defined cases. The clock starts when you register, not when you started work.

Two

Work Diary

104 weeks of entries, signed by you and your supervisor every week. Not a formality — it is the evidence your experience existed.

Three

Log Book

Analysis of Diary Sheets, totalled vertically and horizontally. Required for Valuation and Property Management; not for Estate Agency.

Four

Record of Experience

At least 500 words on what you did, where, on what property, and at what level of responsibility. Certified by your supervisor.

Five

Two Practical Tasks

Bound, double-spaced, in quadruplicate, with the word count stated and a countersigned declaration at the front of every copy.

Six

Professional Interview

A panel examines your reports, your practice knowledge and the law. Results in 30 to 45 days depending on your stream.

Why it slips

Most delays are administrative, not academic

Candidates rarely fail because they lack ability. They lose years to clauses they never read closely. Three that cost the most:

Timing

The 12-month rule

Final Assessment cannot happen until twelve months after your Preliminary. Submit the Preliminary late and your training extends by exactly that much.

Evidence

The date your clock starts

Experience gained before you register for the TPC is excluded, however good it was. Registering late is the most common self-inflicted delay.

Format

Rejected on presentation

Wrong binding, missing word count, or a declaration in the wrong place will cost you a submission window regardless of the quality of the work.

One stage of the TPC, in one morning.
